A Feasibility study is an investigation of the potential use of a site or building. It creates a brief history of the site and its overall condition and significance, as well as the opportunities and constraints. Options are developed, compared, and a preferred option is established and a programme of work identified. 

Our feasibility studies are always tailored to meet a client’s needs. The project is appraised and options are identified in discussion with the client. From this a preferred option is selected and illustrations are produced with valuations. This study is a means to an end and a useful tool for the progression and completion of a client’s project.

Planning permission is not always required to undergo a project. Permitted development means a client can make certain minor changes to a property without planning permission which results in a reduction in the overall project cost and timescales.

We can produce the planned drawings, visuals and detailed information required to create a permitted development package. This can then be used to discuss the potential development with a chosen contractor, or we can tender the client’s proposal to a series of contractors to gain the best quote. The Information we provide in the package will be enough for a contractor to complete the client’s work and will more than likely be concluded under a “Building Notice” requiring no additional building regulations approval.

Continuing from the completion of a feasibility study, the next stage of any project is to develop a planning proposal that is formalised for the local planning authority.

This is a requirement of the local council who utilises a system of submission, review, and consultation for evaluation.  No matter what genre of build almost all proposals will require planning permission. With the exception of permitted development projects. 

We will develop all the necessary requirements for a planning proposal to create the best chance of the project being authorised for development. This includes developed and existing plans and elevations, site drawings of the property from surveys, a “Design and Access statement” and more.

Once this process has been completed we move forward with a building regulations submission so we can develop the approved design into a detailed proposal.

After the process of gaining planning permission we begin to make the project viable for development and a building regulations submission. With the coordination and consultation of other professionals such as engineers, information is gathered and created ready for submission. This information consists of application forms, technical and detailed design drawings, written documents and calculations. This is a necessity of any project and must be completed for work to begin this process can take up to 8 weeks to gain approval.

A tender package is a package of information required to create a detailed analysis of cost of materials and contractors. This is obtained through a process of collating the relevant technical design information to acquire quotations from contractors and companies.

Tender packages extend the information that was required for the building regulations submission. The package will include bills of quantities, specifications, schedules of work, activity schedules and more, to create a better understanding of the projects construction phase. This will all be done in collaboration with consultants such as, structural engineers, mechanical and electrical engineers, civil engineers and quantity surveyors.

Once a tender estimate has been agreed upon the next stage is to organise a contract between the client and the chosen contractor. To prepare for this some tasks need to be completed such as: Final production of information from all parties, agreeing the contractor's programme, formalising the contract, start dates, scheduling meetings for the construction process, we will consolidate this information to begin the construction process on site.

Building Contracts are a very important element of any project as they can (if done properly and with the right consultation) account unforeseen issues on site, expenditures, or required changes as a result of variations to site conditions or regulations during construction.

Architect led design and build means your project is designed by AM2 Architects and it can be built by a number of trusted contractors. This means that the contractors are closely linked to us and we have previously worked with them in past projects.

This allows for improved communication as there will be a single point of contact. There will be no need to deal with a separate builder, the client need only contact us if any issues arise or any changes need to be made. This will aid in creating fewer disputes and provide better control in a projects budget and make the process quicker in its entirety.

One of the most recognised methods used in architectural design would be the use of Computer Aided Design or “CAD”. Using this effectively allows for projects to be designed efficiently and creates accurate plans and elevations. Using these programs also allows us to create 3D representations of clients existing property and our proposal in accordance to the brief. These images create a better understanding for all parties involved in the process and project.

In completing this virtual model accurate visual representations can be created for presentation to clients, consultants and the local planning authority. Here at AM2 Architects we can also create a 360 Panorama image which will allow the client to visit the new design with the use of virtual reality.
